ONS publishes statistics on house prices per square metre

On 11 October 2017, the Office for National Statistics (ONS) published its latest figures showing the cost of houses per square metre and per room (based on habitable rooms, which doesn’t include bathrooms, conservatories, kitchens and utility rooms).

The figures relate to houses and flats, and the highest cost, as would be expected, is in the London area, with an average house cost of £6,500 per m2 in 2016.  This is an increase of around 98% on the average cost in 2004 of £3,500 per m2.  The lowest cost per square metre in 2016 is in the North East, where the average is only £1,270 compared to £1,170 in 2004.

Yorkshire and the Humber have the third lowest prices at £1,580 per m2 in 2016 compared to £1,270 in 2004.

It is probably no surprise to note that houses in the Kensington and Chelsea borough have the highest cost per square metre at almost £19,500 in 2016!

When looking at cost per room, again London has the highest averages at £132,000 per room in 2016, compared with £66,700 in 2004.  The North East is the lowest again, with a cost of £35,500 per room in 2016 compared with £24,300 in 2004.  Yorkshire and the Humber show an increase from £26,200 per room in 2004 to £36,300 in 2016.

There has been a very small increase in the number of rooms and square metreage of homes during the measured period.

The figures relating to the type of properties people are buying have shown a small change too.  The purchase of terraced houses and flats both decreased from 32.5% in 2004 to 29% in 2016, whilst the purchase of detached houses increased from 21.4% in 2004 to 29% in 2016.
